Job Description:

The Building Engineer will be responsible for overseeing the daily operations of a commercial property with assistance from the Chief Engineer. Responsibilities include HVAC, plumbing, electrical, other mechanical systems, fire/life/safety, construction management and safety. Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

Roles And Responsibilities:

  • Operate within prescribed policies and procedures to ensure consistent implementation of engineering specifications, standards, and processes.
  • Assist in monitoring contractual obligations with vendors and contractors for facility construction, electrical, mechanical, life safety, critical backup systems support, cleaning services and any other relevant vendor and contractor services. 
  • HVAC experience to perform building repairs and preventative maintenance on A/C equipment. Preferably 2nd grade stationary engineer license. 
  • Coordinate and execute customer/tenant request. 
  • Participate in establishing and maintaining building security, evacuation procedures, and periodic drills. Remain on call to respond to emergency events. 
  • Perform typical maintenance task and participate as a team member on more complex projects 
Requirements Qualifications:

Essential Job Functions:
  • Provide the highest level of customer service and satisfaction 
  • Oversee operation of building systems and perform preventive maintenance and repairs 
  • Supervise and monitor contractors who perform routine maintenance and repair work as required.
  • Respond quickly, accurately and efficiently to tenants, contractors and vendors
  • Ensure compliance with property management policies and procedures, codes, regulations and government agency directives
  • As required, maintain and enhance the operating efficiency and the physical appearance of assigned property
  • A high school diploma or equivalent with a minimum of five years' experience in facility maintenance and/or engineering environment. 

Required experience:
  • Electrical Apprentice or Maintenance license
  • CFC Universal Certification
  • Possess at least one of the following licenses/certifications: Stationary Engineering License (City of Houston); SMT/SMA Certification from BOMI; FE Certification from Houston SEAS
  • Working knowledge of HVAC (split systems, package units, chilled water systems, pneumatic systems, DDC, EMS), plumbing, and electrical systems
  • Strong analytical and problem solving abilities
  • After-hours accessibility to address emergencies
  • Minimum 3 years recent general building maintenance experience in commercial properties
  • Strong tenant relationship skills
  • Strong desire to excel
  • Must be able to handle multiple projects and changing priorities
  • Exceptional oral and written communication skills

Required licenses or certifications:
  • FE Certification from Houston SEAS
